By ticking the terms and conditions you agree you are the legal owner of the property you wish to advertise for sale or to let with accommodation lettings and sales.
You agree to provide a letter from your bank or Building society upon request confirming the property as a buy to let mortgage or is free from any mortgage.
Accommodation lettings and sales does not accept liability for any miss leading or inaccurate information as regards the property description being advertised with ourselves. It is very important all the information provided is accurate by the owner, landlord or vendor.
It is very important before a property can be advertised an energy performance certificate.
It is the responsibility of the vendor, Owner or landlord to ensure all certificates including landlords gas safety certificate, electricity safety certificates etc. are valid. Accommodation lettings and sales accepts no responsibility.

1.1 Acceptance of Terms
These terms and conditions govern your use of this website and by using the website or its services, you are fully accepting to be bound by the terms, conditions and disclaimers contained in this notice. 2) Members responsibilities
2.1 All members must be aged 18 years or over.
2.2 Use accommodation lettings and sales service only as a Landlord or private Vendor and not as a Letting Agent or Estate Agent.
2.3 You must keep your password private and not disclose it to anyone.
2.4 All information/enquiries on the site must be in English.
2.5 You will not use the Website for any purpose that is unlawful or prohibited by these Terms and Conditions
2.6 Only one account is permitted per member.
2.7 If you are advertising a property and have entered into a contact with an estate agent or letting agent, it is your responsibility to check the terms and conditions of any contract you have entered into to ensure they allow you to use another agent. accommodation lettings and sales will not be responsible for the payment of any fees/commissions due under any legal contract that you have entered into.
2.8 If the property you are advertising requires an Energy Performance Certificate (EPC) you will order your EPC before placing your advert on accommodation lettings and sales. You will be responsible for ensuring that you comply with this requirement.
2.9 You must NOT use any other "For Sale" or "For Rent" board to promote your advert on accommodation lettings and sales other than the official accommodation lettings and sales board.

3) Our responsibility
3.1 When your property is sold or let, accommodation lettings and sales will keep displaying your advert for a set time period (just in case your sale falls through etc). However, if the status of your property remains ‘sold’ or ‘rented’ after 8 weeks the advert will be removed automatically from our system.
4) Refund Policy
4.1 Once payment for an advert upgrade has been received, any errors must be reported within 24 hours, no refunds will be given for errors reported after this time. However, if you have received an enquiry on the property within the 24 hour refund period, no refund will be paid.
4.2 Where an overpayment occurs a refund may be issued following a request.
4.3 Where payment was initially made by debit / credit card, refunds shall normally be applied back to the same card account. Where Internet payments require an authorised refund to be applied to the transaction, the payment will only be refunded to the card making the initial payment. Where a payment by any means has been made to the company that payment is final and no refunds will be due for any reason.
4.4 The company instigates various costs at the outset of a property being instructed to it and thus refunds will not be entertained where a customer changes their mind or is subject to a change of circumstances.
4.5 You forfeit any refund if it is found that a registration for any of accommodation lettings and sales services is made by a Letting Agent or Estate Agent.
